How to buy a house in Greece

Buying a house   on a Greek island is a dream for many people. You   might be   tired of staying in hotels and you want your own space with your own stuff, or you might want to stay long summer periods and work from your home, maybe   you want to retire in a simple warm sunny island of the Aegean or finally you might be interested in investing. Whatever the reason we will work and   accomplish your targets. It might not be so difficult afterall! These are the major stages:

1. Finding a good advisor. There are advisors who work only with Greek or foreign customers. We do not differentiate our services in relation to the nationalities of our customers. 2.The law in Greece states   that   you need an attorney if the property you are buying costs over 12,000 euros in the country. A lawyer will research the titles and make sure there are no problems and you can indeed buy the property. The cost of an attorney normally varies and is between you and him.However we include this cost in our services and we offer you our own lawyer who is expert on Skyros

3. Notary documents. Notaries in Greece are actually lawyers and go through the paperwork to make sure it is legal and correct.The Notary and land registration fees are about 2%. This cost is included in our services and we offer you the services of our notary on the island

4. Taxes, fees and other costs. In Greece the buyer pays the transfer of property taxes which are between 9 and 11%. The seller pays no taxes and in fact pays no costs. You will also need a Greek tax number known as an AFM. It is the rquivelant of a social security number. To get this you need to fill out an M1 and M7 tax form. Non Greek residents have to designate a Greek resident to receive all communication while you are out of the country. The easiest way to do this is to issue a power-of-attorney to our lawyer. The final cost we charge for our services is 2% including the payment of the notary and of   the lawyer.
